Peru: New International Airlines and Changes in Lima’s Rental Market
Throughout 2026, international mobility in Lima is expected to receive a significant boost with the arrival of six new international airlines, including Fly Level, Turkish Airlines, Emirates, and Lufthansa, as well as an increase in flight frequencies to and from Europe and the Americas.
These developments strengthen Peru’s position as a competitive regional hub, supporting both tourism and international business activity.
In the housing sector, Lima’s rental market for foreign nationals is also seeing important changes in 2026, particularly regarding increased immigration oversight and new tax provisions. Property owners will be required to register foreign tenants with Migraciones.
In addition, landlords will only be required to pay income tax once rental payments are effectively received (“cash basis” criterion), rather than when they accrue, a measure intended to promote greater tax fairness.
Price increases of between 2.5% and 5% are also expected in premium areas such as Miraflores and Barranco.
